With real estate websites (such as Zillow or Trulia) popping up all over the internet, it might seem easier than it really is to sell your home by yourself. After all, these sites not only list your house online, they also provide everything you need to effectively sell your home. Right?

Not exactly.

While sites like these are a great tool for selling your home, they aren’t nearly the only tool that realtors use to effectively sell and market your home. In fact, the home-value estimates on these sites are usually wrong and require a professional analysis. This is because they estimate the value of your home based on the values of the homes around it, public data, and entered information (such as the number of bedrooms). These sources are not always correct and do not usually estimate the value of your home correctly.

Using an experienced, knowledgeable, real estate professional to list your property has many advantages vs. a For Sale By Owner (FSBO). Here are a few:

Selling a home is a major financial transaction that takes a great deal of time and energy. It can be quite disruptive to your daily life trying to sell your home by yourself and equally as stressful. If you think about it, selling your home is a realtor’s full-time job. The majority of their day is spent marketing your home to generate buyer interest. Emails, phone calls, social-media postings, and video are just a few of the marketing tactics realtors will use to supplement your listing. A good realtor might also stage your house for viewings, organize an open-house event, show your home to potential buyers, and ensure you get the most money possible at the end of it all.

Multiple Listings Service (MLS)

Only a realtor can list your home on the MLS, an extensive database of listings and information used by the entire real estate marketplace. This can be done directly or through a feed to another website. Through access to the MLS, a realtor has information about local market conditions and real estate transactions that are not publicly available. This will facilitate a much more accurate Comparative Market Analysis which is key to setting the optimal asking price.

Realtors are very familiar with the Virginia Purchase Agreement. They know how to negotiate terms that will protect you if something were to go wrong. Buying a home is a major legal transaction and having a realtor by your side can keep you much safer and aware. Realtors are also aware of cyber criminals who prey on the real estate market. Money wiring scams are not new but have spiked in aggressiveness, frequency, and success in recent years. Having a seasoned realtor can protect you against this kind of scammer.
